E’ una tipica casa colonica fiorentina ubicata nella zona di San Polo (sulla strada provinciale SP 56) a metà strada tra Firenze (25 km) e Greve in Chianti (20 km). L’abitazione si trova in un’ottima posizione anche per le famiglie che hanno interesse a visitare alcune delle città d’arte toscane. La Musignana si trova a circa 18 km dall’uscita dell’autostrada A1 “Incisa Val d’Arno”. Da questo punto dell’autostrada “A1” in breve tempo si può raggiungere Arezzo (50 km), San Gimignano (75 km), Volterra (100 km), Chianciano Terme (105 km), Pisa (115 km) e Perugia (125 km).
I proprietari acquistarono il vecchio rudere (parte dei fabbricati risalgono alla fine del ‘400, inizio ‘500) negli anni ’90 e successivamente lo hanno ristrutturato con molta passione. La proprietà si estende per circa 5 ha di cui 1 ha a vigna.
In primavera 2008 è stata realizzata la piscina 5x10m (utilizzata anche dai proprietari) che offre una bella vista sul vigneto.
I proprietari vivono nella porzione di fabbricato più a nord.
La signora Barbara, su espressa richiesta degli ospiti, può preparare delle ottime cene ed insegnare a cucinare alcuni piatti tipici toscani.

BLU E’ la porzione di fabbricato a piano terra posta sotto l’abitazione del proprietario. Dispone di tre ingressi: uno nel soggiorno, uno nella cucina e l’altro in una delle due camere matrimoniali. La cucina dispone di un ampio tavolo toscano con sedie, forno, fornelli, frigorifero, toaster e macchina per il caffè all’americana. Dalla cucina, per mezzo di un arco a mattoni si accede al soggiorno. Da questo si accede alla camera matrimoniale e ad un corridoio che conduce al bagno con doccia ed alla seconda camera con letto matrimoniale alla francese. I pavimenti delle camere sono stati realizzati usando tavole di legno, i soffitti rispecchiano lo stile toscano: travi in legno e terracotta.

ROSA E’ l’appartamento che offre più privacy ed una bella vista sulle colline circostanti. Anche questo appartamento ha 3 ingressi (uno dalla camera e due dal soggiorno). Dispone di una sola camera matrimoniale, di un bagno con doccia e di un ampio soggiorno con divano letto matrimoniale ed angolo cottura.

Entrambi gli appartamenti hanno un gazebo per poter mangiare all’aperto (il gazebo di “Blu” è ubicato all’interno del cortile), BBQ, lavatrice, lavastoviglie e Tv con antenna parabolica puntata su “Hotbird”.

 LA MUSIGNANA“La Musignana” is a typical Fiorentine country house in the San Paolo area (along the Provincial Road : SP 56), midway between Florence (25 km) and Greve in Chianti (25 Km). The house is conveniently located also for families who are interested in visiting some of the old  art towns in Tuscany. “La Musignana” is about 18 km from the A1 motorway exit of “Incisa Val d’Arno”. From such exit, you can reach, in a short time, towns like Arezzo (50 km), San Gimignano (75 km), Volterrra (100 km), Chianciano Terme (105 km), Pisa (115 km) and Perugia (125 km).
The owners bought the old ruins in the 90’s (part of the buildings date back to the end of the 15th century and the beginning of the 16th) and later refurbished them with deep enthusiasm. The property is about 5 hectares, one of which is a vineyard. The swimming pool (5x10m) was made in Spring 2008. It has a beautiful view over the vineyard. The pool is used from the owners, too.
The owners live in the northern part of the building.
Mrs Barbara, if asked by guests, can make delicious dinners and can also teach them how to cook some typical Tuscan dishes.

BLU This is the part of the building which is located downstairs, below the owners’ flat. It has three entrances : one in the living room, one in the kitchen and one in one of the two double bedrooms. The kitchen has a large Tuscan table with chairs, an oven, a cooker, a fridge, a toaster,  and an American coffee machine. The kitchen is separated from the living room by a red brick arch. From the living room you can reach one of the double bedrooms and a corridor which leads to the bathroom with a  shower and to another bedroom with a large French bed. The bedrooms floors have been made with wooden boards. The ceilings are in the typical Tuscan style: wooden beams and terracotta.

ROSA Is the flat that offers more privacy and a beautiful view over the hills surrounding the property. This flat too has three entrances (one from the bedroom and two from the living room). It has only one double bedroom, a bathroom with a shower, and a large living room with a cooking area and a double sofa bed.

Both flats have a gazebo where guests can take meals in the open air (the BLU gazebo is inside its courtyard), a BBQ, a dishwasher, a washing machine, and TV with a satellite dish pointed towards “Hotbird”.

 LA MUSIGNANA Es handelt sich um ein typisches florentinisches Landeshaus in der Gegend von San Polo (auf der Provinzstraße SP 56) zwischen Florenz (25 km) und Greve in Chianti (20 km). Das Haus liegt in einer optimalen Lage um einige Kulturstädte der Toskana zu besuchen. „La Musignana“ befindet sich 18 km von der Ausfahrt der Autobahn A1 „Incisa Val d’Arno“ entfernt und  ab diesem Punkt der Autobahn kann man in kurzer Zeit  Städte wie Arezzo (50 km), San Gimignano (75 km), Volterra (100 km), Chianciano Terme (105 km), Pisa (115 km) und Perugia (125 km) erreichen.
Die Besitzer haben diese alte Struktur (Einige Teilen gehen auf das Ende des fünfzehnten Jahrhunderts - Anfang des sechzehnten Jahrhunderts zurück) in den 90. Jahren gekauft und mit viel Leidenschaft renoviert. Das Gut erstreckt sich über 5 Hektar, auf einem Hektar befinden sich Weinberge.
Im Frühling 2008 ist ein Pool (5x10m) mit Blick auf die Weinberge gebaut worden. Dieser wird zeitweise auch vom Eigentümer benutzt!
Die Besitzer wohnen in der nördlichsten Seite der Struktur. Frau Barbara kann auf Wunsch der Gäste hervorragende Abendessen vorbereiten oder die Vorbereitung einiger toskanischen Gerichte zeigen.

BLU Ist die Wohnung im Erdgeschoß, unter der Wohnung des Besitzers. Sie verfügt über drei Eingänge: einen im Wohnzimmer, einen in der Küche und einen in einem Doppelzimmer. In der  Küche befinden sich ein großer toskanischer Holztisch mit Stühlen, der Herd mit Ofen, der Kühlschrank, ein Toaster und eine Filterkaffeemaschine.
Aus der Küche durch einen Steinbogen kommt man ins Wohnzimmer. Aus dem Wohnzimmer kommt man in ein Doppelzimmer und in den Flur, der zum Bad mit Dusche und zum zweiten Schlafzimmer mit französischem Ehebett führt. Die Böden sind aus Holz und die Decken in toskanischen Stil mit Holzbalken und Terrakotta.

ROSA Diese Wohnung bietet viel Privatsphäre und einen schönen Blick auf die umliegenden Hügel. Auch diese Wohnung hat drei Eingänge (einen im Schlafzimmer und zwei im Wohnzimmer). Sie verfügt über ein einziges Doppelzimmer, ein Bad mit Dusche und ein großes Wohnzimmer mit Doppelbettsofa und Kochecke.

Beide Wohnungen haben einen Pavillon um im Freien zu essen (Der Pavillon der Wohnung „Blu“ befindet sich im Hof), Grill, Waschmaschine, Spülmaschine und Sat-TV (Hotbird).
